Steps to a New Home
Building a home is a detailed process. Because our goal is to make the process comfortable and fun, everything is pre-planned and pre-designed to eliminate surprises. We will never call you at 6 am to demand that you make a selection of shingles. To ease the process, we provide you with a checklist of every aspect of the project that includes all of the decisions that the homeowner makes during the process.

Working with KGF Construction is all about organization, no panics, and giving the customer ample time to make very important decisions. We believe that every decision about the home is important - right down to the color of the faceplates. Every decision is one you will live with in your new home. I know what questions to ask, what needs to be decided ahead of time, and how to keep the continuity while working.

1. Carefully choose your builder - Among your most important decisions, look for a person you can trust in a close relationship for up to a year.

2. Choose a home design that suits your needs, your budget, and the climate - Spend time studying your lifestyle so the home meets your day-to-day and long term needs.

3. Choose the area you want to live in - Consider schools, proximity to shopping and main highways, and the type of neighborhood you prefer.

4. Locate a piece of land - Work with your builder to locate the lot that will suit your lifestyle and home type.

5. Finalize your house plans - Your builder will customize the plans to ensure your home is perfect when complete.

6. Work with your builder to obtain all state and local permits - Every town has specific rules. Your builder can step you through the permitting process.

7. Decide on and arrange financing - Work with your builder to find the best deal for your budget. He has good relationships with local banks.

8. Lot clearing - The land is cleared of trees and rocks to form a house site.

9. Driveway Excavation - Taking into consideration environmental regulations, a driveway is carved on the lot.

10. Foundation - Cement and forms are brought on site to cast the foundation.

11. Septic and well - The basis for clean water and waste removal from the home are designed and put into place.

12. Rough framing and roofing - The house begins to take shape in this process of constructing the home's skeleton.

13. Doors, windows, and exterior siding - The outside appearance of the home is finalized.

14. Rough plumbing, heating, and electric - Utilities are installed and fixtures are chosen.

15. Insulation - preparing the home properly against the elements is an important step to having a comfortable home.

16. Drywall - The interior walls are set in place.

17. Interior finish work - Woodwork and staircases are installed and finished by craftsmen.

18. Kitchen - All cabinets and appliances are chosen for this most important room in the home.

19. Interior Paint – We only use professional painters.

20. Finish Electricity, plumbing, and heating - This step brings running water and heat into the home.

21. Floor Coverings - Choose carpets, tile, and other floor materials.

22. Landscaping and finish grade - The lot is sculpted and prepared for loam and seed.

23. Certificate of occupancy - The final paperwork that lets you move into your new home!
